Demo figures, not a quote: change any line to your own numbers. Permits, MEP (mechanical, electrical and plumbing) and design fees go to the city and to licensed professionals. A study fee counts toward a unit ordered within 12 months.

Factory-built by Steel Homes Modular, set by crane
01
A Lot Check shows what the parcel allows: zoning, setbacks, flood zone and which module fits.
02
In Florida, the state approves the unit and the city or county approves the lot, with a permit filed by a licensed professional. Caribbean projects follow each island’s own approvals.
03
The steel-frame module is factory-built and inspected by Steel Homes Modular in South Florida while your site is prepared.
04
It is trucked or shipped to the lot, lifted onto its foundation by crane and finished in place.

The 79th Street
Our first site — in design and permitting
Our first site, at 7831 NW Miami Place, is in design and permitting. It is where the modules come together on a Miami lot: foundation, utilities, landscape and interiors.
Phase I sets the ADA Commercial Cabana as the showroom. Phase II raises a Casita ADU on stilts above the courtyard, in view from 79th Street.
Clients, partners and consultants on the project follow drawings, RFIs, schedule and budget in the Project Room.
